4 at the door. 2 on the booking.

GuestWatch checks every arrival on your Ring camera against your Airbnb or Booking.com booking: people, dogs and cats. When one frame shows more than booked, you get the photos within 5 minutes, and a claim ready to send.

No credit card. No new hardware.

Works with the tools you already use

  • Airbnb
  • Booking.com
  • Ring doorbells
  • Ring cameras
  • More camera models soon

Your front-door camera finally works for you.

No new hardware. GuestWatch connects to the Ring camera you already own, with more camera models soon, and reads your Airbnb and Booking.com calendars.

How it works

  1. A booking comes in

GuestWatch reads your Airbnb and Booking.com calendars every 15 minutes. For each new stay, you confirm how many guests and pets are coming, in one click from an email. No answer 48 hours before arrival? You get a reminder.

  2. The camera sees who arrives

Each time your Ring camera detects motion or the doorbell rings, a few frames are analyzed. People, dogs and cats are counted in every frame, then matched to the stay in progress.

  3. You get the alert, with photos

When a single frame shows more people than booked, the alert reaches you within 5 minutes. Look at the photos, then confirm it or mark it as a false alert.

  4. The claim is ready

GuestWatch drafts a polite message to the guest in your name and works out what to request through Airbnb’s change reservation tool. If the guest doesn’t pay, the case file is ready for Airbnb support, well inside their 72-hour window.

What it catches

Four situations hosts deal with every season, each one backed by timestamped photos.

Alert

Extra guests

More people in one frame than on the booking, during the stay. The same person can’t appear twice in one photo, so the count holds up.

Alert

Undeclared dog or cat

A dog or a cat at the door when the booking says no pets. The message to the guest asks first whether it’s an assistance animal.

Security alert

Someone after checkout

A person at the door between two stays, outside your cleaning hours. If an access code has been shared, you know that night.

Info

Guests arrive before you confirmed

You haven’t confirmed the guest count yet. You get the number seen at the door, to check against the booking.

Built to be fair, so your claims hold up.

A claim only works if it’s credible. GuestWatch is careful on purpose, for your guests and for you.

  • You approve every alert

Everything is prepared, and you check the photos before anything goes out. No guest is accused over a camera mistake.

  • One frame, one count

An alert only fires when a single frame shows more people than booked. When a group comes in two waves, GuestWatch counts fewer people, never more.

  • Cleaning visits are ignored

Set your cleaning and maintenance windows once. Your cleaner never triggers an alert.

  • Your camera is disclosed

Setup checks that your listing mentions the camera and where it is, and gives you a ready-made text if it doesn’t. Without it, a claim can turn against you.

  • Assistance animals are respected

Before any pet fee, the message to the guest asks whether the animal is an assistance animal.

  • Everything goes out in your name

Guests never see GuestWatch. Messages and case files carry your name only.

One claim pays for months.

Change the numbers to match your listing’s extra-guest fee.

2extra guests $20per guest, per night 3nights $120

That’s 6 months of GuestWatch for this listing.

Pet fees work the same way: the fee from your listing, calculated for you.

Questions hosts ask

Airbnb, Booking.com, Ring cameras, dogs and cats: the short answers.

Does GuestWatch work with Airbnb and Booking.com?

Yes. GuestWatch reads your Airbnb and Booking.com calendars every 15 minutes, so it always knows which stay is in progress and how many guests are expected. PMS connections are on the way.

Which cameras work with GuestWatch?

Ring doorbells and Ring cameras today, using the camera already at your front door. No new hardware to buy. More camera models are coming soon.

Does it detect dogs and cats?

Yes. Dogs and cats are counted in every frame, just like people. If the booking says no pets, you get an alert with the photos. Before any pet fee, the message to the guest asks whether it’s an assistance animal.

Will my guests see GuestWatch?

No. Only you see the alerts. Messages to guests and case files go out in your name, with no GuestWatch branding.

Do I need to mention the camera in my listing?

Yes. A claim only holds up if the camera and its location are disclosed in your listing. Setup checks this and gives you a ready-made text if needed.

How do I get paid for extra guests on Airbnb?

Through Airbnb’s change reservation tool. GuestWatch tells you exactly what to request: extra guests × fee × nights, or the pet fee. If the guest doesn’t pay, the case file is ready for Airbnb support, within their 72-hour window.

Try it on your own listings.

Early access is open for Airbnb and Booking.com hosts with a Ring camera. The first 10 hosts get 3 months free in exchange for detailed feedback.
